The undeveloped Knox Crossing property in Huntersville sits adjacent to Charlotte’s approved Red Line, the northern regional transit line providing access to Downtown Charlotte. I planned transit station sits immediately to the north of the property. The Town designated the area within a 10-minute walk of the station as TOD, zoning the land for high-density, mixed-use development. The master plan reflects the intent of the zoning, to deliver a walkable catchment of transit riders within proximity of the station. Given the long-time horizons for transit to be available, and the market dynamics that shift as transit becomes a viable alternative to driving in suburban commuter municipalities such as Huntersville, the plan also accommodates the its own redevelopment as structured parking, reduced parking requirements, and higher density living become marketable.

The first rendition of the planned TOD takes advantage of the Seam Trail, a greenway providing access by foot and cycling several miles north to south. This precursor to regional rail service, weaves through the master plan, anchoring the neighborhood residential with the grocery anchored commercial core. The Trail connects all the open spaces and amenities within the master plan. The multi-family proposed is laid out in blocks that permit the required parking which is surface to start, to become structured with mid-rise buildings over time, allowing the road and amenity infrastructure to remain in place as the TOD densifies over time.
