Metrocology was retained by Riverside Capital to prepare a master plan and building program for a 5-acre infill site, representing Phase II of Morris Square. To adhere to the City of Charleston’s urban code, and balance privacy and accessibility the site plan incorporated building footprints aligned along rear lanes and open spaces to create a dynamic yet sheltered set of experiences for residents moving through the property. A total of 38 buildings with 40 residential units, and a 15,200 ft2 of park/play/community garden space were planned

Metrocology retained Brown Studio Design to develop the concept architecture through to sketch plan. The architecture needed to address the context, diversity, and existing urban and public realm to receive approvals for development. Contextually the surrounding high-density neighborhood consist of simple fabric side yard and cottage housing, tending toward the low country aesthetic in materials and detailing such as lap siding, double hung windows, bell cast hip roofs, with a diversity of forms.

Phase I of Morris Square already completed, provides a street facing park which Metrocology emulated by anchoring Morris Square II around DeReef Park facing onto Morris Street.
