Metrocology was retained by TAK to assist in the master planning of threetracts of land adjacent to Hewanorra International Airport. The two coastalproperties were designed to include land reclamation to increase water-frontproperty and offer broad sandy beaches. The third inland property wasmaster planned for residential and mixed-use commercial to establish avillage surrounding the Royal Saint Lucia Turf Club, constructed by ChinaHorse Club. In addition, to take advantage of proximity to the airport, abusiness park is proposed, creating a transition from the amenities andactivities of the racetrack and village, and a drainage area on the easternboundary of the property. This area was redesigned as a lush, park settingmanaging water flow, with a series of ponds, integrated into the office park.
Vernacular architecture was developed to maintain the efficiency of crossventilation, and shading for the village center. The housing program variedfrom traditional to contemporary reflecting the branding opportunitiesoffered to various high end luxury names. The office park would consist ofcontemporary buildings built to LEED Gold standards
The swordfish shaped island is programmed for a convention facility andcasino. Hotels line a broad sandy beach modeled after the Art Deco hotels ofMiami Beach. Each would face the ocean, and within the courtyard providean amenity deck with pool and restaurant/bar facilities. Each would havedirect access to the beach
Saint Lucia’s cruise ship facilities would relocate to the Pearl of theCaribbean, offering direct access to the international airport for streamlinedcustoms operations. Two births are planned from a manmade pier.
