Metrocology was retained by Williams Land Limited as lead designer to master plan a rural retreat located on the coast, in the Bay of Islands, north of Auckland New Zealand. The 1,250 acre property was a former sheep farm. Williams Land’s goal was to create an exclusive residential development with protected view sheds from each homesite, extensive natural conservation, and minimal ecological impact.

Metrocology worked with Modern Architecture Partners and Boffa Miskell to deliver a world class retreat consisting of 25 lots averaging 2.5 acres each. Residents would have access to over 11 miles of walking, biking, and horse- riding trails, within a 1,173 acre conservation zone. An architectural code was developed including landscape controls to ensure design and environmental integrity.
